The Modri kvadrat facility is located in direct vicinity of Šmartinska road and is developing into a new business and commercial centre of this part of Ljubljana.
The building is entirely dedicated to business activities and is designed as a low, dense structure of surfaces for offices.
The basic volume of the building assumes the shape of urbanistic dimensions. It features three atriums which allow the light, the air and the green enter the interior of the constructional volume. The height dimension is ground floor + 3 storeys. The entire area has two underground storeys of parking spaces and utility areas. The entire complex is connected by a central multi-storey hall – an internal street, along which there are vertical cores to access offices in storeys and parking spaces in the basement.
The structure is designed as a reinforced-concrete skeleton on a system grid of 8.10 x 8.10. The fundaments of the building are on strip and individual footings, while there are foundation slabs under the major earthquake walls of the staircase cores.
The façade facing the circumferential roads is made from rough, anthracite terracotta executed as a classic suspended aerated façade. The façades facing the atriums are clad in a reflex smooth white glass.
