The Russian city Bryansk lies 380 km south-west from Moscow and has a population of 415,000. It is an important industrial centre of steel and mechanical industry. Within the Fokinski district, the investor intends to erect a new residential neighbourhood with 5,000 residential units in the abandoned industrial area. The complex will have a commercial and entertainment centre with a total surface area of 40,000 m² that will offer the inhabitants of Bryansk not only commercial activities but also sports, entertainment and cultural events.
The commercial centre was designed according to an open dicentral scheme and is something special in the urban network of the industrial city. Ground plan and programme contents are distributed by an equality principle which creates a circular movement and not just an oriented movement between two points. The program contents are distributed over the cross-section of the building according to their importance and functions; the basement and ground floor of the building offers programs meant for more people, while the upper storeys will be dedicated to more exclusive and calm activities, such as a spa centre and a kindergarten.
