The building is designed as a monolithic reinforced-concrete construction having a ground floor and 2 floors. Glass fa\u00e7ades and vertical columns in the pool area are conceived as a steel construction. The entire building is buried into the ground from three sides, the fourth side of the building opens towards the terrain. The entire construction is dilated to several separated dilatation units. The building leans against the slope between Hotel Sotelia and the existing thermal complex Termalia which is located at the road. Due to being itemized and buried into the terrain, one part of the building is founded on shallow foundations on the solid rockmass, while the bottom part facing the road is founded on deep foundations on drilled Benotto piles. The roof of the building is completely designed as a green roof which is partly walk-on-able.
